Project timelines vary based on complexity, size, and decision-making speed. For smaller residential projects or renovations under $500,000, we estimate 10-15 months from design to completion. Larger residential projects over $500,000 may take 14-21 months. Multifamily or Mixed-Use projects often take 2+ years to complete all of the design, permitting, and construction. Ultimately, during our initial consultation we will provide a tailored timeline to reflect your specific project needs.

We do not offer stock or semi-custom designs. Haven Design|Build is a boutique custom Design-Build firm that spends extensive time creating something tailored to each client’s unique needs and site constraints. However, bringing inspiration material to the concept design kickoff meeting can help us create a design that reflects your vision.

At Haven Design|Build, we prioritize transparency in budgeting and cost management. We start by providing a detailed estimate based on your project’s concept design and specific requirements. Throughout the construction process, we keep you informed of any changes and work closely with you to ensure the project stays within budget. Our goal is to deliver high-quality results without unexpected costs.

We handle a wide range of projects, including residential single family homes, multifamily buildings, renovations, and additions. Your primary point of contact will be your Architectural Designer during the design and permitting stages. Once permits are approved, your project is handed over to your Construction Project Manager, who will lead your project through construction and close-out, ensuring continuity and a smooth transition between stages.

We utilize BuilderTrend, a platform that streamlines project management and client communication. As a client, you’ll have custom login access to view schedules, documents, progress photos, and more. We provide onboarding and training to ensure you’re comfortable using this technology throughout your project.

We believe in maintaining open communication with our clients throughout the construction process. You’ll be involved in key decisions, and we’ll provide regular updates on the progress of your project. Your input is important to us, and we ensure that you’re informed and comfortable with every step we take.

Safety and compliance are top priorities at Haven Design|Build. We adhere to all local, state, and federal safety regulations, and our team is trained to maintain a safe work environment. We conduct regular inspections to ensure that all safety standards are met, protecting both our workers and your property throughout the construction process.

Before committing to a project, we review your concept and final design and provide a detailed transparent estimates based on similar past projects. Once we begin designing your project, we develop and review a detailed estimate that includes over 200 items, ensuring you have a thorough understanding of the costs and their impact on design decisions.

If you’re unsure of your budget, we recommend contacting a bank early to establish your financial range. Once you have an idea of your budget, our concept design services will result in a Due Diligence And Feasibility Analysis, Concept Design, and Concept Estimate. These are typically required by lenders to proceed with financing approval. Ideally, financing is finalized as we move into the permitting phase.

In general, we do not offer builder financing. However, we may occasionally provide short-term gap financing of 10-20% of the project if there’s a gap between the total available for financing and the final construction estimate. This offer is project-dependent and must be negotiated separately with Haven’s owners.

Technically, you don’t need anything before reaching out. However, having a general idea of your project scope, budget range, and timeline can help us better understand your needs. Additionally, any design inspiration or aesthetic preferences will be valuable during our initial consultation.
